How is the gap changing?
Select a chart point to calculate the price gap for that month.
Each point is B − A for the same calendar month and price measure. The dashed amber line is the equal-weight average of valid gaps in the chart range. Percentage gap uses A as the base. Missing prices break the line. Outlined points include custom inputs; calculator edits affect only the month edited.

Period change uses the exact start and end months. MoM compares the end month with the preceding calendar month. Missing endpoints stay blank.
Add months, edit history or import a CSV +
CSV columns: month, city, type, average, median, sales, source. Use YYYY-MM for the month; type is apartment, condo (townhouse), freehold, semi or detached. Blank prices remain unavailable. Imports replace matching monthly records and are stored in this browser.
Historical data sources & coverage +
Figures are extracted from archived TRREB Market Watch PDFs. Report page numbers vary by edition; the matching table headings are checked during extraction. Condo apartments and condo townhouses are separate categories. No prices are interpolated or forecast. Gaps in the monthly data break the lines. Small sales counts can produce large price swings. Calculator price edits are separate from monthly history and appear as custom points in the Price Gap trend for the month edited.
Your home projection
Explore potential price changes for any address using a Monte Carlo simulation and the matching city / home-type market history.
Market proxy: Markham freehold townhouse · Select the matching city and home type. Entering an address labels the scenario; it does not look up or appraise that property.
How this simulation works +
5,000 possible price paths
Each path starts at your entered value. Every month, an independent normal random draw is applied to the log price. The annual median growth and annual volatility stay constant over the chosen horizon. Prices stay positive.
Vt+1 = Vt × exp[ln(1 + g) / 12 + σ × Z / √12]
g is annual median growth, σ is annual log-return volatility, and Z is a standard normal draw. g is not the arithmetic expected return: the theoretical mean rises above the median when volatility is positive.
Historical assumptions
Growth = exp(12 × mean monthly log return) − 1. Volatility = sample standard deviation of monthly log returns × √12. At least 12 adjacent monthly returns are required. Missing months are skipped without bridging the gap.
The proxy uses original, unadjusted monthly TRREB sold-price reports. Changes in the mix of homes sold can create noise. This is not a repeat-sales index or a history of this individual home.
Read the ranges as scenarios
P5–P95 contains the middle 90% of simulated prices under your assumptions; P25–P75 contains the middle 50%. These are model percentiles, not real-world confidence intervals or a guarantee of future prices. Reported probabilities are fractions of the 5,000 paths.
The model does not account for changing interest rates, shocks, renovations, your home’s condition, taxes, selling costs, inflation or mortgage balances. A larger run does not remove these limitations. Values are nominal CAD.

One comparison. Eleven cities.
Each row compares the selected home types within that city. Percentage change uses home A as the base.

Averages tell a story. Context completes it.
City-wide prices reflect different sizes, locations and sales mixes. A higher price doesn’t necessarily mean an equivalent home costs more.

How the differential works
Dollar gap = price B − price A.
Percentage gap = (B − A) ÷ A × 100.
A positive gap means B costs more; a negative gap means B costs less. Swapping A and B changes the percentage base.
About the monthly data
Monthly sold prices are extracted from archived TRREB Market Watch PDF reports linked below. Select the year and month in Price Gap to calculate with that period. These snapshots do not update automatically. Each month uses its original published report; figures are not retrospectively restated or seasonally adjusted.
Toronto means the City of Toronto (416), not the entire GTA. Stouffville uses the municipality reported as Whitchurch-Stouffville or Stouffville. Freehold townhouses use the attached/row/townhouse category. Condo apartments use the condominium apartment category, separately from condo townhouses.
Coverage & sources
History includes all 55 city and home-type combinations for every month from January 2016 through September 2026: 7,095 monthly records. Average prices, median prices and sales counts are included. Zero-sales months have no price. Add your own records to extend the history.
Original September 2026 TRREB report ↗Average = total sold dollar volume ÷ sales. Median = the middle sold price. These are separate measures, not HPI benchmarks. Published sales counts describe the original snapshot; they are not attached to custom prices. Purchase prices exclude condo fees, property taxes and closing costs.
